In 2017, 888 Douglas, a historic World War II aerospace manufacturing facility, was transformed into a modern creative campus in El Segundo. Hackman Capital Partners, Gensler, and Labib Funk + Associates reimagined the 550,000 SF structure, preserving its industrial character—such as 50-foot ceilings, sawtooth skylights, bridges, and overhead railway gantries—while adapting it for contemporary office tenants

Strategic updates included enhancing the lateral system, reinforcing floor decks, creating mechanical platforms, and accommodating complex MEP, lab, and kitchen infrastructure. Located near public transit, major highways, and LAX, the 20-acre site retains its industrial aesthetic, with materials and finishes inspired by its aerospace roots. Today, it serves as headquarters for major corporations, continuing its aerospace legacy as a hub for ideas and innovation.
