Helms — Culver City, CA

Previously a fabric workshop specializing in fire protection for the airline industry, Helms is now the Frame store. The project consists of renovating a 22 by 25 feet by 43 feet tall structure used as storage, into a three story office structure. New floors have been added within the existing structures. The gravity system consists of steel members supporting metal decks. The lateral system consists of Special Concentric Brace Frames. Additional features of the building include defunct parking meters, and NYC subway strap hangers. The client lounge was converted with vintage TQ class seats, complete with ashtrays.
